Real Estate Beach Conference 2026 – technology is not what is slowing down the construction industry

Csaba Livják, Founder and Managing Director of BuildEXT, joined László Koji, President of ÉVOSZ, and István Csúsz, Business Development Director at INETON, for a construction industry roundtable at the Real Estate Beach Conference. The discussion focused on whether the Hungarian construction industry is ready for the next wave of investment – and what is needed to deliver projects faster, more accurately and with greater predictability.

The Real Estate Beach Conference explored the opportunities and challenges facing the real estate market in Balatonfüred in early September. One of the professional panels focused on the preparedness, available capacity and technological development of the construction industry.

According to László Koji, the construction industry currently has around 15–20% more capacity than the volume of actual orders available. This may lead to stronger competition among players across the value chain in the coming period, while the preparedness of the client side will also remain a key factor in project success.

Building on this, Csaba Livják pointed out that the necessary technology is now widely available. The real differentiator is whether project preparation, decision-making processes and collaboration models make it possible to use these tools effectively.

“Fortunately, recently I have worked with several forward-thinking clients who accepted our methods and entrusted us with the implementation of their projects. In such cases, we can complete processes remarkably quickly and achieve cost savings of up to 25–30%,” he said during the discussion.

Another key topic of the panel was the relationship between prefabrication and BIM. According to István Csúsz, prefabrication is not the optimal solution for every project, but at the right scale and with adequate preparation it can offer significant efficiency gains. He highlighted BIM-based design as one of the fundamental prerequisites for the development of the industry.

One of the key takeaways from the discussion was that improving construction industry efficiency is not solely a matter of introducing new technologies. The next step is to use the digital tools already available within appropriate project structures, supported by clear responsibilities and well-informed client decisions.
