The existing condition cannot be ignored

In brownfield industrial projects, design starts from existing conditions: building stock, utilities, previous refurbishments, operating plant areas and often incomplete documentation. The task is to clarify what can be delivered safely, economically and in a way that also works for later operation.

This is why the following should be clarified at the beginning of the project:

  • the condition of the existing building or site,
  • how reliable the available documentation is,
  • what utility, energy and technology requirements must be considered,
  • which elements can be kept, modified or demolished,
  • what permitting, fire safety, environmental and occupational safety conditions affect the investment,
  • how construction can be organised on an operating site.

One process from existing condition to handover

At BuildEXT, design, delivery support and information management are built on the same project logic and common data environment, so the investor can rely on a traceable technical basis throughout the process.

Survey and assessment of the starting condition

The work starts with reviewing the existing documentation, site conditions and technical condition. If needed, this is supported by on-site survey, digital modelling, discipline-specific condition assessment and documentation structuring.
Goal: to make clear what the project starts from, and where the points are that could later cause cost, delay or technical risk.


Development concept and investment decision preparation

Based on the existing conditions, we prepare the development concept. This includes operational logic, technology, material flow, support areas, energy requirements, constructability and later operational needs.
Goal: to create a technical basis that allows the investor to make well-founded decisions about the project direction, schedule and next steps.


General design

The approved concept is developed into a unified, professionally coordinated design package. For the client, this means a more transparent process, fewer separate coordination rounds and a clearer responsibility structure.
Goal: to create a coordinated, verifiable design package suitable for construction.


Tender preparation and technical support

BuildEXT manages the preparation of tender documentation, the handling of technical questions and the professional interpretation of contractor bids.
Goal: to reduce the risk that missing or unclear technical content is only revealed during construction.


Construction follow-up and designer control

During construction, contractor-side proposals may arise. These require quick, technically sound decisions, supported through technical coordination, designer responses, on-site checks, scanning, change management and discipline coordination.

Goal: to keep delivery aligned with the design intent and ensure that necessary modifications are introduced into the project in a controlled way.


Handover and operational considerations

Closing an investment does not only mean the physical completion of the building. It is important that as-built documentation, technical information and data required for operation are available in an organised form.
Goal: to support a handover process that helps not only the end of construction, but also occupancy and the start of operation.
