LEMO project in the Office of the Year competition!

We are delighted to announce that our LEMO manufacturing and office building project in Budapest has been entered into the Office of the Year competition in the Planned Commercial Project of the Year category.

The project serves to expand the Hungarian manufacturing capacity of the Swiss-based LEMO Group in the south-eastern industrial zone of Budapest. The development will be implemented in two phases: in the first phase, a single-story, high-tech production hall and a two-story office building will be constructed, while in the second phase, another two-story factory building will complete the complex. As the general designer, BuildEXT already considered a future-proof, expandable spatial structure during the concept development phase.

One of the basic principles of the design was to harmonize industrial rationality with a premium office experience. We integrated the demolition of the existing former paper mill buildings with on-site material recycling, while paying special attention to preserving the valuable tree population. The office spaces are rich in natural light, open to green surroundings, and promote employee comfort and collaboration.

The entire project process is based on BIM-driven design: it started with a scan-to-BIM survey, followed by a coordinated, collision-free model at the technical level to ensure cost-effective and accurate implementation. The central element of the building services concept is the utilization of waste heat generated during production.

The waste heat from the compressor house, which has a capacity of several hundred kilowatts, is raised to a usable level by a water-to-water heat pump system, which serves the entire heating needs of the office, as well as the ventilation systems of the office and hall areas and the domestic hot water supply. As production ramps up, the building’s heating can be based entirely on waste heat.

With this nomination, we want to show that industrial architecture and offices are not two separate worlds: with the right concept, digital design, and a responsible approach, it is possible to create people-oriented, aesthetic, and sustainable workplaces even in industrial environments.
