BIM-based operations, or Dalux FM in practice

As has become a tradition in recent years, we had the opportunity to participate as a speaker at the Dalux User Day in Budapest. The aim of the event was for participants to share their experiences of projects delivered on the Dalux platform and to showcase the system’s potential to those who are new to it.

Looking back on the presentations of the past years, it is easy to follow the evolutionary path that BuildEXT has followed: at the first national event, we presented how we design and deliver projects on the Dalux platform according to ISO 19650. Later, we talked about the practical application of the models used in the construction process. This year, we shared our experience of the first national Dalux FM implementation, where we acted as digital integrator for a renovation project from survey to day-to-day operation – all based on BIM.

The event was hosted again this year at the Barabás Villa, and as in previous years, the event was attended by a huge turnout of nearly 120 people, making it a sold-out event. In his welcome speech, Balázs Szendrei, Dalux’s Hungarian manager, said that the Hungarian event was already right behind the Danish and Swedish user days in terms of the number of participants. He also gave us a prediction:

Among many high quality presentations, this year’s BuildEXT presentation was on the use of BIM models in facilities management. The presentation was opened by András Ábele-Nagy, our BIM Lead, who showed that the creation of an operational model actually starts at the design stage. It is useless to have a well-structured data model at the end of a project if it is not preceded by careful preparation, modelling and implementation tracking.

In the second half of the presentation, Dániel Joó, BIM Manager, took the floor. He pointed out that modern buildings perform many functions at the same time, so the operation activity can be considered more as facilities management – a term that better reflects the complexity of what an operating company does to ensure that the value creation process in the building can run smoothly every day.

Through simple animations and screen shots, the demonstration also showed participants how a BIM-based defect reporting, task ordering, closure and documentation process is carried out in Dalux FM – and the tangible benefits this brings to end users.

Our speakers gave practical examples of how the Dalux FM system works, which attracted a lot of interest: after the presentation and during the break, the audience asked many valuable questions.

We would like to thank the Dalux team for the invitation and the organisation, it was a pleasure to be an active part of such a high quality and practical event again this year. Next year, if necessary, in an even bigger venue – but we will definitely see you again!
