In addition to the existing building with its <a href=\"https:\/\/buildext.com\/en\/projects\/weinberg-light-reflection-facade\/\" data-type=\"projects\" data-id=\"201\" target=\"_blank\" rel=\"noreferrer noopener\">unique fa\u00e7ade<\/a>, we dreamt up a more restrained block connected by a neck link, as requested by the client. As a result of the division of territory, the &#8220;old&#8221; site housed a small training hall, while the former millstone factory building, more than 100 years old, was used for the finance and preparation department. Across the street &#8211; the site of the current development &#8211; were the production halls, warehouses, and an office headquarters, which housed the production management, the business unit, and the C-level management of the company.<\/p>\n\n<p>Operating in two locations was causing increasing operational difficulties, so management sought a solution to consolidate functions into one of the old office building was not possible for both economic and layout reasons, we were asked to design a new office building.<\/p>\n\n<p>The project required the building to be expandable, to form an integral unit with the existing office building, which serves as the headquarters of the production hall, and to functionally reunite the company&#8217;s management and production management. <\/p>\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<h2 class=\"wp-block-heading\">Iron strong connection<\/h2>\n\n<p>The planned new office will consist of two parts: a three-story building with a pillar frame and a neck wing, which will create a functional unity between the old and the new facility by connecting the offices of the main building with a meeting rooms and their service facilities &#8211; reception, canteen, kitchen, toilets, kitchenette, etc., &#8211; while the existing building will provide office space with minimal modifications and almost the same functions as the existing building.  The company planned to install 32,000 kWh of solar panels on the roof.<\/p>\n\n<h2 class=\"wp-block-heading\">Modern office space<\/h2>\n\n<p>At the customer&#8217;s request, we have designed flexible, post-Covid solutions that meet the requirements of the times and ensure optimal utilisation and employee satisfaction in the long term.<\/p>\n\n<p>For example, mobile walls can connect the canteen to two adjacent meeting rooms, creating a communal space for smaller corporate events. The design was carried out in one of the world&#8217;s most advanced design systems, Autodesk Revit, a little known environment in Hungary, using <a href=\"https:\/\/buildext.com\/en\/closed-bim-vs-open-bim\/\" target=\"_blank\" data-type=\"post\" data-id=\"14614\" rel=\"noreferrer noopener\">closed BIM<\/a> methodology.<\/p>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<figure class=\"wp-block-image aligncenter size-full\"><img decoding=\"async\" width=\"640\" height=\"297\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2024\/04\/weinberg-pontfelho-640-3.png\" alt=\"\" class=\"wp-image-13574\" srcset=\"https:\/\/buildext.com\/wp-content\/uploads\/2024\/04\/weinberg-pontfelho-640-3.png 640w, https:\/\/buildext.com\/wp-content\/uploads\/2024\/04\/weinberg-pontfelho-640-3-300x139.png 300w\" sizes=\"(max-width: 640px) 100vw, 640px\" \/><\/figure>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p>At the beginning of the project, a <strong>BIM Execution Plan<\/strong> (<a href=\"https:\/\/buildext.com\/en\/what-is-bep-eir-cde\/#bep\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/buildext.com\/mi-a-bep-eir-cde\/#bep\" rel=\"noreferrer noopener\"><strong>BEP<\/strong><\/a>) was prepared, defining the roles and responsibilities of the stakeholders, the processes and, of course, the way of communication. The <a href=\"https:\/\/buildext.com\/en\/bim-objectives\/\" target=\"_blank\" data-type=\"post\" data-id=\"3870\" rel=\"noreferrer noopener\">BIM goals<\/a> included the preparation of quantity take-offs and <a href=\"https:\/\/buildext.com\/en\/bim\/#szimulaciok-analizisek\" target=\"_blank\" rel=\"noreferrer noopener\">simulations<\/a> of the building&#8217;s operation (wet-out, thermal analysis, etc.), <a href=\"https:\/\/buildext.com\/en\/bim\/#bim-alapu-kivitelezeskoordinacio\" target=\"_blank\" rel=\"noreferrer noopener\">BIM-based on-site construction coordination<\/a> and <a href=\"https:\/\/buildext.com\/en\/digital-twin\/#mi-az-as-built-modell\" target=\"_blank\" rel=\"noreferrer noopener\">as-built model<\/a>.<\/p>\n\n<p>We supported the construction with <strong><a href=\"https:\/\/buildext.com\/en\/what-is-scan-to-bim\/\" target=\"_blank\" data-type=\"post\" data-id=\"14744\" rel=\"noreferrer noopener\">scan to BIM<\/a><\/strong> activities: we regularly scanned back the as-built condition and compared it with the plans. This allowed us to identify many of the faults before the installation phase, so that we could suggest solutions, saving considerable cost, time and frustration during the project.<\/p>\n\n<p>This time the <strong>common data environment<\/strong> (<a href=\"https:\/\/buildext.com\/en\/what-is-bep-eir-cde\/#cde\" data-type=\"post\" data-id=\"3967\" target=\"_blank\" rel=\"noreferrer noopener\">CDE<\/a>) was Dalux, and after the setup we taught the practical use of the software several times; first in office conditions, later we started to use the interface together in the field, which was supported by a fixed, remote workstation during the project.<\/p>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<figure class=\"wp-block-video\"><video height=\"1080\" style=\"aspect-ratio: 1920 \/ 1080;\" width=\"1920\" controls=\"\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2024\/04\/Dalux-Weinberg.mp4\"><\/video><\/figure>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p>We invited the project stakeholders &#8211; the client, project managers, designers and construction participants &#8211; to the platform, which, as a common, closed communication platform, accelerated and simplified communication, allowing everyone to see the same information.<\/p>\n\n<p>Dalux was not only used to monitor progress, record defects and ensure quality, but also to <a href=\"https:\/\/buildext.com\/en\/digital-twin\/#mi-az-as-built-modell\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/buildext.com\/digital-twin\/#mi-az-as-built-modell\" rel=\"noreferrer noopener\">track the actual state of construction<\/a> during the bi-weekly design visits.<\/p>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<div class=\"wp-block-cover alignfull is-light\" style=\"min-height:783px;aspect-ratio:unset;\"><span aria-hidden=\"true\" class=\"wp-block-cover__background has-background-dim-0 has-background-dim\"><\/span><img decoding=\"async\" width=\"1920\" height=\"1231\" class=\"wp-block-cover__image-background wp-image-12570\" alt=\"\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2023\/12\/weinberg-latogatas-buildext-1920x1231.jpg\" data-object-fit=\"cover\" srcset=\"https:\/\/buildext.com\/wp-content\/uploads\/2023\/12\/weinberg-latogatas-buildext-1920x1231.jpg 1920w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/12\/weinberg-latogatas-buildext-300x192.jpg 300w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/12\/weinberg-latogatas-buildext-768x492.jpg 768w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/12\/weinberg-latogatas-buildext-1536x985.jpg 1536w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/12\/weinberg-latogatas-buildext.jpg 2048w\" sizes=\"(max-width: 1920px) 100vw, 1920px\" \/><div class=\"wp-block-cover__inner-container is-layout-flow wp-block-cover-is-layout-flow\">\n<p class=\"has-text-align-left offset-text-left has-white-color has-black-background-color has-text-color has-background has-link-color has-large-font-size wp-elements-a046fa9f09043a99659db24786e13d52\"><strong>Virtual Design &amp; Construction<br\/>in the Weinberg project<\/strong><\/p>\n<\/div><\/div>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p>The project was not extremely challenging from an architectural point of view, but the mechanical engineering was relatively complex, including ceiling and underfloor heating and air conditioning systems. During the design phase, we carried out regular <strong><a href=\"https:\/\/buildext.com\/en\/bim\/#bim-tervezes-tamogatasa\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/buildext.com\/bim\/#bim-tervezes-tamogatasa\" rel=\"noreferrer noopener\">clash detections<\/a><\/strong>, so that even with <a href=\"https:\/\/buildext.com\/en\/what-is-lod-loi-log-loin\/\" target=\"_blank\" data-type=\"post\" data-id=\"3970\" rel=\"noreferrer noopener\">LOD 300<\/a> detailing, the installation work was trouble-free.<\/p>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<figure class=\"wp-block-image alignwide size-full\"><img decoding=\"async\" width=\"1555\" height=\"1158\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2023\/11\/MEP-Weinberg-office-featured.jpg\" alt=\"\" class=\"wp-image-12340\" srcset=\"https:\/\/buildext.com\/wp-content\/uploads\/2023\/11\/MEP-Weinberg-office-featured.jpg 1555w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/11\/MEP-Weinberg-office-featured-300x223.jpg 300w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/11\/MEP-Weinberg-office-featured-768x572.jpg 768w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/11\/MEP-Weinberg-office-featured-1536x1144.jpg 1536w\" sizes=\"(max-width: 1555px) 100vw, 1555px\" \/><figcaption class=\"wp-element-caption\">MEP model of the new Weinberg office building (BuildEXT)<\/figcaption><\/figure>\n\n<p>Interior design solutions were also included in the <strong>multi-disciplinary 3D model<\/strong>. From sketchpauses to AI-based image generation tools, we used a range of tools to create a <strong>conceptual design<\/strong> for the building, and from this the draft model, which was presented to the client in a video and interactive virtual tour.<\/p>\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<iframe title=\"Weinberg 93 irodah\u00e1z VR bej\u00e1r\u00e1s\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/pnEvDE8SOIs?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe>\n<\/div><\/figure>\n\n<p>Thanks to <strong>VR technology<\/strong> and spectacular, lifelike visualisation, we can get a better sense of the scale of the space, the quality of the materials and the overall effect, which we could even modify in real time.<\/p>\n\n<p>What was new was that we also used artificial intelligence to bring interior designs and graphics to life; with the help of the <strong>Midjourney<\/strong> creation system, we were able to create radically different concepts very quickly.<\/p>\n\n<h2 class=\"wp-block-heading\">Simulations in virtual space<\/h2>\n\n<p>By placing the BIM model in a simulation environment, we optimised the <strong><a href=\"https:\/\/buildext.com\/en\/bim\/#szimulaciok-analizisek\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/buildext.com\/bim\/#szimulaciok-analizisek\" rel=\"noreferrer noopener\">energy use of the building<\/a><\/strong>, reducing operational carbon emissions, which are of key importance for <a href=\"https:\/\/buildext.com\/en\/bim-esg\/\" target=\"_blank\" data-type=\"post\" data-id=\"14081\" rel=\"noreferrer noopener\">ESG<\/a>.<\/p>\n\n<p>A partial <strong><a href=\"https:\/\/buildext.com\/en\/bim-dimenziok-2-2\/#4DBIM\" target=\"_blank\" data-type=\"post\" data-id=\"3833\" rel=\"noreferrer noopener\">4D schedule<\/a><\/strong> has been prepared to support the implementation. Our BIM model &#8220;knows&#8221; exactly what materials will be installed, so by linking the time and resource requirements of each construction phase, the standard times and the logical sequence of construction, the system can simulate the progress of construction to the day. This allowed us to anticipate slips, giving us the opportunity to correct them.<\/p>\n\n<figure class=\"wp-block-video\"><video height=\"720\" style=\"aspect-ratio: 1280 \/ 720;\" width=\"1280\" controls=\"\" muted=\"\" poster=\"https:\/\/buildext.com\/wp-content\/uploads\/2024\/04\/Weinberg-4D-video-poster.jpg\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2024\/04\/Weinberg-4D-BIM-simulation_.mp4\"><\/video><\/figure>\n\n<p>Weinberg&#8217;s profile was fortunate for the project &#8211; the steel structural elements of the bridge connecting the new section to the old section were <a href=\"https:\/\/buildext.com\/en\/bim\/#eloregyartas\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/buildext.com\/bim\/#eloregyartas\" rel=\"noreferrer noopener\"><strong>prefabricated<\/strong><\/a> and assembled by the client.<\/p>\n\n<p>The status of the construction was also regularly documented using <strong>OpenSpace<\/strong>, which allows a 360-degree virtual tour using existing floor plans, from 360-degree video taken during site visits.
