The uniqueness of the project lies in the fact that we were commissioned to redesign a locally protected building with many constraints, based on the designs of J\u00f3zsef Hild. <\/p>\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<h2 class=\"wp-block-heading\">Trapped by the past<\/h2>\n\n<p>Haj\u00f3s Street appeared on the maps as a suburban lane as early as the 1720s, i.e. very early, but the urbanization of the area started only in the 1800s; the streets were regulated in the first half of the century.<\/p>\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<div class=\"wp-block-create-block-buildext-cover-block alignwide offset-text-right cover\" style=\"min-height:704px\"><div class=\"desktop\" style=\"background-image:url(https:\/\/buildext.com\/wp-content\/uploads\/2023\/07\/Hajos-utca-17-helyszin-4.jpg)\"><\/div><div class=\"mobile\" style=\"background-image:url(https:\/\/buildext.com\/wp-content\/uploads\/2023\/07\/Hajos-utca-17-helyszin-mobil-765x1125-v3.png)\"><\/div><div class=\"inner-container\">\n<div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\">\n<p class=\"cover-mobile-p has-black-color has-white-background-color has-text-color has-background has-large-font-size\"><strong>With the Opera House completed,<br\/>the building assumed a central role<\/strong><\/p>\n<\/div>\n<\/div><\/div>\n\n<div style=\"height:29px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p>The original, single-storey building was built by J\u00e1nos Schr\u00f6der and Joseph Hild in 1845. It was later altered several times, with the addition of an extension, a coach house, and a workshop, and the fa\u00e7ade was altered in 1872. This was common practice at the time, but in our case, the change of ownership and the advertisement &#8211; which appeared in print due to the lack of social media &#8211; also signaled a family drama with a &#8220;hopped off&#8221; woman.<\/p>\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<figure class=\"wp-block-image aligncenter size-full is-resized\"><img decoding=\"async\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2023\/04\/hajos-utca-17-terv-3-1.jpg\" alt=\"\" class=\"wp-image-10968\" width=\"542\" height=\"393\" srcset=\"https:\/\/buildext.com\/wp-content\/uploads\/2023\/04\/hajos-utca-17-terv-3-1.jpg 723w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/04\/hajos-utca-17-terv-3-1-300x217.jpg 300w\" sizes=\"(max-width: 542px) 100vw, 542px\" \/><\/figure>\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p>In the meantime it served several functions: in 1849 a laundry room was built in the basement, then the club of the Budapest Honv\u00e9d B\u00e9rkil\u00f6v\u0151 Hunting Club, while the ground floor later became a restaurant. It is a locally protected building in the 6th district of Budapest, close to the UNESCO World Heritage Site Andr\u00e1ssy Avenue, next to the Opera, wedged between multi-storey buildings. <\/p>\n\n<h4 class=\"wp-block-heading\"><strong>An architectural dilemma<\/strong><\/h4>\n\n<p>The building on Haj\u00f3s Street, despite being designed by a prestigious architect, is an average contemporary residential building. The vaults and the fa\u00e7ade on the ground floor and in the basement bear the architectural features of the period. The structure is a contemporary, mixed masonry, which was a common and accepted solution in Budapest architecture until the <a href=\"https:\/\/pestbuda.hu\/cikk\/20180111_miert_omlott_be_150_eve_a_bazilika_kupolaja\" target=\"_blank\" rel=\"noreferrer noopener\">collapse of the Basilica<\/a>. The fa\u00e7ade of the apartment building was later rebuilt according to the samples, so unfortunately, it has lost its unique character.<\/p>\n\n<p>Given the above, we had several options for the future of the building:<\/p>\n\n<ol class=\"wp-block-list\">\n<li>by completely demolishing the building but keeping the fa\u00e7ade we commemorate the past;<\/li>\n\n\n\n<li>will be partially retained and new parts will be added according to the desired functions;<\/li>\n\n\n\n<li>we will keep the building in its entirety and extend it with a minimum of additions.<\/li>\n<\/ol>\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"1920\" height=\"812\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2023\/07\/Hajos-utca-17-meglevo-allapot-01.jpg\" alt=\"Street fa&#xE7;ade and decorative elements\" class=\"wp-image-11509\" srcset=\"https:\/\/buildext.com\/wp-content\/uploads\/2023\/07\/Hajos-utca-17-meglevo-allapot-01.jpg 1920w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/07\/Hajos-utca-17-meglevo-allapot-01-300x127.jpg 300w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/07\/Hajos-utca-17-meglevo-allapot-01-768x325.jpg 768w, https:\/\/buildext.com\/wp-content\/uploads\/2023\/07\/Hajos-utca-17-meglevo-allapot-01-1536x650.jpg 1536w\" sizes=\"(max-width: 1920px) 100vw, 1920px\" \/><figcaption class=\"wp-element-caption\">Street fa\u00e7ade and decorative elements<\/figcaption><\/figure>\n\n<p>However, the latter two solutions require strong trade-offs in terms of use, as the condominium was built more than 150 years ago and the expectations of the apartments have changed considerably since then. For example, there is now a demand for in-apartment toilets instead of communal toilets (in this case, next to the staircases).<\/p>\n\n<p>A further challenge was the extremely narrow width of the plot, only 12 meters, and the fact that one of the neighboring buildings is connected to the property by a suspended internal courtyard instead of a firewall. For this reason, and taking into account fire regulations, a very narrow geometry backyard can be created, almost in the case of any kind of addition.<\/p>\n\n<div style=\"height:30px\" heritage expert, the first solution was to retain the historic street fa\u00e7ade and construct a new building, creating as much saleable space as possible in the condominium.<\/p>\n\n<p>Accordingly, several building concepts were examined and the plan was presented to the National Architectural Design Council, who, emphasizing the quality of the plan, recommended that the street fa\u00e7ade should be retained and the mass of the building to be constructed should be designed to fit in with the existing conditions.<\/p>\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<div class=\"wp-block-create-block-buildext-cover-block alignfull offset-text-right cover\" style=\"min-height:936px\"><div class=\"desktop\" has-white-background-color has-text-color has-background has-large-font-size\"><strong>Retaining the historic facade, the building will form a new building mass above and behind it.<\/strong><\/p>\n<\/div>\n<\/div><\/div>\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<h4 class=\"wp-block-heading\">Restrictions on the horizon<\/h4>\n\n<p>The house also required a unique approach due to its proximity to the Opera, the narrow plot, the unbroken row of buildings, the need to adapt to existing regulations, and the problem of the almost inaccessible basement.<\/p>\n\n<p>As a consequence of the regulation, the ground floor and the underground car park were the fix points, all other massings on the first floor were designed with respect to the street fit, the building&#8217;s orientation, and the relationship with the neighboring courtyard. Above, a street wing with an asymmetrical gable roof on 8 levels and a courtyard wing with a semi-gable roof on 6 levels, respecting the existing contours.<\/p>\n\n<p>We have designed a 15-space underground parking garage on the basement level, accessible via the stairwell block and car lift. The ground floor will have a glass and green roof-covered gallery, while the upper floors will have 16 apartments, 7+1 on the street wing, adapting to the remaining fa\u00e7ade, and 5+1 on the preserve the historic main fa\u00e7ade of the building by demolishing and rebuilding the basement and the other levels, adapting to the closed-construction style of the Opera.<\/p>\n\n<p>The design took into account the typical fa\u00e7ade solutions of the buildings in the area, imagining a variety of exciting possibilities.<\/p>\n\n<div style=\"height:30px\" aria-hidden=\"true\"
