The results were quite surprising, as they concluded that two thirds of this amount could be saved simply by improving the efficiency of information transfer. <\/strong><\/p>\n\n<p>More than 20 years on, the problem has not changed, but several new digital FM solutions have emerged to solve it. The idea is that we can make our centralized data model (the BIM model) available to all participants, simplifying the transfer of information. <\/p>\n\n<h2 class=\"wp-block-heading\"><strong>What does this mean in today&#8217;s prices in Hungary?<\/strong><\/h2>\n\n<p>The average monthly operating cost for a 4,000 m2 office building is <strong>HUF 1,757\/m2<\/strong>, based on a <strong><a href=\"https:\/\/leofm.hu\/kiadvany\/benchmarking-v\/\" data-type=\"link\" data-id=\"https:\/\/leofm.hu\/kiadvany\/benchmarking-v\/\" target=\"_blank\" rel=\"noopener\">benchmarking survey<\/a> of nearly 12 million m2<\/strong> by <a href=\"https:\/\/leofm.hu\/\" target=\"_blank\" rel=\"noreferrer noopener\">LEO FM<\/a> (National Association of Facility Management and Building Management Service Providers).<\/p>\n\n<p>The composition of operating costs:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>technical operation: HUF 322<\/li>\n\n\n\n<li>utilities: HUF 725<\/li>\n\n\n\n<li>IFM: HUF 710<\/li>\n<\/ul>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<div class=\"wp-block-group has-background is-layout-constrained wp-block-group-is-layout-constrained\" style=\"background-color:#f9f9f9\">\n<div class=\"wp-block-columns are-vertically-aligned-center is-layout-flex wp-container-core-columns-is-layout-9d6595d7 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-vertically-aligned-center is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:20%\">\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2025\/04\/szamologep-icon.svg\" alt=\"\" class=\"wp-image-16442\"\/><\/figure>\n<\/div>\n\n\n\n<div class=\"wp-block-column is-vertically-aligned-center is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:80%\">\n<p><strong>Let&#8217;s do the math!<\/strong><\/p>\n\n\n\n<p style=\"border-style:none;border-width:0px\">For an office building of this size, 4,000 m2 x 1,757 HUF\/m2 = HUF 7,028,000 per month, of which two thirds, <strong> 4,685,333 Ft, can be saved in a month<\/strong>.<\/p>\n<\/div>\n<\/div>\n<\/div>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p>At this point, the first thought comes immediately: it is impossible; you can never achieve such savings just by passing on the right information.<\/p>\n\n<p>And this may be true, because this level of savings per month may never be detectable until the point where, for example, a major equipment failure due to a missed warranty repair &#8211; which can then cause damage that is measurable in more than just money.<\/p>\n\n<div class=\"wp-block-group alignwide offset-text-left is-layout-constrained wp-block-group-is-layout-constrained\">\n<p class=\"mobile-cover-p has-white-color has-black-background-color has-text-color has-background has-link-color has-large-font-size wp-elements-b535e8fbfaf0f17b24f01b79d17596a5\"><strong>We don&#8217;t know the cost of the failure until it happens, but we can prevent it if we have the data.<\/strong><\/p>\n<\/div>\n\n<p>All this becomes important when you know that 80% of all costs incurred in the life of your building are due to operation and maintenance.<\/p>\n\n<figure class=\"wp-block-image aligncenter size-full is-resized\"><img decoding=\"async\" src=\"https:\/\/buildext.com\/wp-content\/uploads\/2025\/04\/building-lifecycle-diagram-80-20-ENG.svg\" alt=\"BIM-based facilities management saves cost, time and energy at the most expensive stage of a building's life \" class=\"wp-image-16448\" style=\"width:510px;height:auto\"\/><figcaption class=\"wp-element-caption\">BIM-based facilities management saves cost, time and energy at the most expensive stage of a building&#8217;s life (Source: <a href=\"http:\/\/iibimsolutions.ir\/files\/BIM\/Ebook\/BIM%20and%20Construction%20Management-2nd%20edition.pdf\" target=\"_blank\" rel=\"noopener\">BIM and Construction Management<\/a>)<\/figcaption><\/figure>\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<h2 class=\"wp-block-heading\">So is it worth it or not?<\/h2>\n\n<p>An investment in a BIM-based FM system can <strong>pay for itself within 1-2 years<\/strong> through the cost reductions described above.
