BIM models provide a single, centralised, consistent and up-to-date<\/strong> location for the data of your architectural elements, mechanical systems and electrical endpoints. This makes it significantly easier to provide data, and the up-to-date equipment lists that can be retrieved from the model also facilitate the planning and contracting of any process. <\/p>\n\n

Modern, BIM-based CAFM systems provide the opportunity to not only store static manufacturer data about our equipment but also to link the worksheets of previous failures and maintenance to the asset<\/strong>. This makes it easy to identify when certain assets are breaking down more frequently than usual, the lifecycle of the equipment becomes clear and easy to follow, and it also makes it easier to plan for their replacement in refurbishment projects. <\/p>\n\n

With model-based operational systems, we can also automate the troubleshooting chains: a QR code helps to locate the notifications<\/strong> for each site or piece of equipment so that failures can be quickly and efficiently eliminated.<\/p>\n\n

BIM model metadata can be used to easily create a maintenance plan linked to the contact details of our maintenance team, and the CAFM software provides ongoing information on related events.<\/p>\n\n

Buildings can change tenants and owners several times in their life cycle. In such cases, the role of BIM is greatly enhanced, as all previous information about the building can be transferred to the new owner in the most structured and simplest way<\/strong> using the BIM model and the associated FM system. <\/p>\n\n

With an up-to-date BIM model for each new tenant, we can plan a new fit-out allocation very quickly and accurately<\/strong>, saving the cost and time of a repeat building survey.<\/p>\n\n

Energy saving and sustainability strategies can only be based on measured data, and Digital Twin solutions are an excellent way to do this. Consumption data from IoT or BMS systems can be linked to individual building elements<\/strong>, which can be monitored to make informed decisions and then demonstrate the results. <\/p>\n\n

It is always difficult to quantify the return on investment of a new solution, especially for an activity as complex and diverse as operations. Still, we can say that BIM model-based operations are worth it for the <\/p>\n\n

\u2794 maintenance<\/strong>, because they will have all the data they need for each activity on their phone, even on the spot.<\/p>\n\n

BIM FM project <\/h2>\n\n

If you are constructing a new building<\/strong>, it’s easy: in a real BIM project, you can follow the construction digitally, receive structured data on the materials and equipment installed, and create the FM system for the building, in addition to the operational processes.<\/p>\n\n

In the case of an existing building<\/strong>, we have limited room for manoeuvre, as we can’t look behind every wall and see what has been built in. We can then build a building information model using point cloud model building (scan to BIM) or digitize previous plans (plan to BIM) to create a more efficient, data-driven, digital solution integrated with existing operational processes. <\/p>\n\n
